Off our standard price
Up to $2,200
Thank you for your service.
Active-duty military, veterans and first responders (police, fire, EMS, dispatch) get 10% off our standard price, up to $2,200 per job. Proof required: military ID, VA card or DD-214, or department ID. One discount per job.
Why $2,200? For the 22. A 2012 VA report estimated 22 veterans died by suicide every day, and that number became a rallying cry. The VA’s latest count is still nearly 18 a day. If you or a veteran you know is struggling, call 988 and press 1.

Your rough order of magnitude
A ROM is a planning range, not a quote. Every home is different; a free site visit turns this into a real, written estimate.
How we build a number
Engineered first, then priced
01

Heat loss, room by room
Equipment is sized to what your home actually loses on a design day, not the old boiler’s nameplate.
Sized for altitude
Boilers lose output above 2,000 ft. We size from the derated number, so it keeps up at 5,300 ft and higher.
Takeoff from our price book
Every pipe, fitting, valve and hour, priced from a maintained book of more than 1,200 items.
One clear, written number
Design criteria are stated on every estimate, so you can compare bids apples to apples.
What moves the price
Same square footage, different job
EQUIPMENT
Standard vs. high efficiency
Condensing boilers run 95%+ and modulate to the load. Cast-iron boilers often need a chimney liner, and protection piping on low-temperature systems.
CONSTRUCTION
New build vs. retrofit
Open framing is fast. Finished floors, walls and existing concrete add labor, and snowmelt in existing concrete means tear-out.
SITE
Fuel, gas supply & venting
Propane vs. natural gas, meter capacity and vent length are checked at the site visit. A meter upgrade is a utility item.
COMFORT
Zones and controls
Each zone gets its own thermostat and a zone valve or circulator. More rooms controlled separately means more parts and wiring.
SNOWMELT
Melt class and boiler size
How fast the slab clears sets the boiler size. Each boiler covers a range of area, so price steps up, then flattens. See the three classes below.
HOT WATER
Indirect tank or combi
An indirect tank off the boiler gives the most hot water; a combi saves space and cost on smaller homes.
Snowmelt classes
How clear do you want it, how fast?
ASHRAE sorts snowmelt systems into three classes by how fast they have to clear snow. The class sets the heat output, which sets the boiler and the price.
CLASS 1 · RESIDENTIAL
Melts it, eventually
ASHRAE’s residential class. Snow can build up during a heavy storm and melts off after. The smallest boiler and the lowest price.
CLASS 2 · OUR STANDARD
Wet, not white
ASHRAE’s commercial class, the level used for store sidewalks and hospital steps. We design homes to it so the driveway keeps up through most Colorado storms.
CLASS 3 · CRITICAL
Clear in any storm
Melts snow as fast as it falls. Built for hospital emergency entrances, airport aprons and toll plazas. The biggest plant and the highest price.

What’s in our number
Everything we do is in the price. No hidden charges, ever.
The number on your signed estimate is the number you pay, unless you approve a written change. Here’s what it buys that a cheap bid usually leaves out.
- Room-by-room heat-loss calculation
- Removal of the old equipment
- Glycol mixed to the job where needed
- Pressure test and full purge
- Equipment sized after altitude derate
- Permit pulled and inspections scheduled
- Zone controls and outdoor reset
- Startup, balancing and a walkthrough
No hidden charges, ever
Labor, material, tax, trips and the permit are all in the number. No fuel surcharges, no “disposal fees,” no surprises on the invoice.
Nothing changes without your OK
If you ask for a change or we open a wall and find something, you get it in writing, priced, before we touch it.
Design criteria in writing
Heat loss, boiler size, loop count and test pressures on every estimate, so you can see exactly what you’re paying for.
Who you’re hiring
A small, family-owned shop. No sales team, no call center, no commission, and the person who designs your system is on the job.

Questions about price
Straight answers
Why a range instead of a price?
Because we haven’t seen your house. The site visit is where we measure heat loss, check gas and venting, and look at access. The low end of each range is where a straightforward job lands; complexity moves it up.
Is the site visit free?
Yes. We do them happily for free.
How does the military / first responder discount work?
10% off our standard price, up to $2,200 per job. Show a military ID, VA card or DD-214, or department ID at the site visit. One discount per job; it can’t be combined with other offers.
Are you licensed?
Yes. Denver Steam and Hot Water Supervisor certificate CERT00010568, Denver Hot Water contractor license LIC00254926 and Jefferson County Class A Master Mechanical license 1044527. We’re also NATE certified in gas heating installation and service, and we pull the permit on every job that needs one.
Will the price change after I sign?
Only with your written OK. The price on your signed estimate covers that scope. If you ask for a change, or we find something we couldn’t see at the site visit, you get it in writing and priced before any work on it.
What isn’t in the range?
Concrete, pavers and flooring finishes, gas meter or electrical service upgrades, and anything hidden we can’t see until the site visit. If we find something, it goes on the written estimate before you sign.
Are there rebates?
Some. Xcel Energy rebates and Colorado’s heat pump tax credit change often, and the federal 25C credit for high-efficiency boilers ended for equipment installed after 2025. We’ll check what applies when we write your estimate.
Is the cheapest bid the cheapest system?
Not usually. An oversized boiler short-cycles for twenty years, and thin insulation under a snowmelt slab sends heat into the ground every storm. Compare the design criteria, not just the total. Why Denver boilers get oversized.
ByDesign ranges are rough orders of magnitude from our 2026 price book and completed designs (labor, material, sales tax, trips and a standard permit). Comparisons price the same scope and materials at a Denver shop labor rate of $250/hr; they don’t account for differences in hours. Savings vary by service: labor-heavy work saves the most, and material-heavy work like snowmelt saves less. Updated October 2026.
